This is the only category on the property that comes both ways, and it is the main reason to book it. The villas are one king bed and nothing else. These rooms are laid out either as a king, or as two proper single beds with a luggage bench between them and a mirror on the wall.
Which matters more than it sounds. Two colleagues on an offsite, two friends on a long weekend, a parent travelling with an older child — none of that works in a king room, and very little else out this way offers the alternative at this rate.
Both cost the same. Say which one you want when you book, because what you get otherwise is whatever is free that night.
Inside
Cream walls, a wooden floor, a low platform bed and one good window. There is no fluted teak panelling in here — that belongs to the villas — and the room is better for it: it reads as bigger, lighter and quieter than its rate.
A television on a marble panel, a curved console with a kettle, a tea tray and a mini fridge under it, and a desk and chair that you can actually work at. Card-key door, wardrobe, full-length mirror, telephone by the bed. Housekeeping daily.
Yes, there is a corridor
Our villa page makes a virtue of having no corridors. Fair enough. But the corridor here is not the grim carpeted tunnel that phrase usually conjures — it runs under an exposed pitched roof of black steel trusses and terracotta tile, the same roof the pitched-ceiling villas have, with numbered timber doors down one side.
And being inside the block is the point. Three floors, a lift and stairs. Reception is downstairs. The restaurant, the bar and the pool are a minute away, under a roof most of the route. In June, that is not a compromise — it is the better room.
The bathroom
Attached, tiled floor to ceiling, granite-topped vanity, framed mirror, hairdryer on the wall, walk-in shower. Toiletries and fresh towels daily.
Plain and functional, and the same bathroom the villas get. No tub, no window. Better you read that here than find out at eleven at night.
Bringing thirty people?
Forty identical rooms in one building is the reason groups are the easy case here rather than the hard one. A team offsite, a wedding party, a family that has grown past one house — you are not being fitted into gaps, you are taking a floor.
Tell us the headcount and the dates and you get one quote covering rooms, meals and the banquet space rather than three invoices to reconcile. If you want the whole property, that conversation exists too.

Can I ask for twin beds instead of a king?
Yes, and please do ask rather than hoping. Both layouts exist across the forty rooms at the same rate, but which one you get depends on what is free that night — so say “twin” or “king” when you book and we will hold it.
Is breakfast included?
Yes. Complimentary with every room, every night, with no add-on fee.
Does the rate go up at the weekend?
No. ₹3,500 + 5% GST every day of the week on our own booking. No weekend surcharge, no dynamic pricing.
Is there a lift?
Yes. The block is three floors with a passenger lift and stairs. If you would rather be on the ground floor anyway, tell us and we will do our best.
How is this different from the Luxury Villa?
The villa is a separate single-storey building with its own front door, a king bed, a sofa at the window and teak panelling, for ₹1,000 more. The executive room is in the main block, plainer, with more open floor, and available as a twin. If you want quiet and your own walls, take the villa. If you want twin beds, a desk, or to be a minute from reception and the restaurant, take the room.
Can three or four of us share?
Two adults is the standard. An extra bed is ₹1,500 a night, subject to the room. For four, two rooms next to each other usually works out better than crowding one — tell us you are together and we will put you side by side.
We are a group of twenty-plus. Can you take us?
Comfortably. There are forty of these rooms, which is why groups are the easy case here rather than the hard one. Send us your dates and headcount and we will come back with a single quote.
How far is the airport?
Twenty-five minutes from Kempegowda International Airport. Pickup and drop can be arranged on request.
